CROW RIVER HABITAT FOR HUMANITY (CRHFH) CREATES AFFORDABLE HOME OWNERSHIP BY MATCHING A SITE TO FAMILY AND THEN ENGAGES THE FAMILY AND COMMUNITY VOLUNTEERS TO BUILD OR REHAB THE HOME USING DONATED LABOR, MATERIALS AND CONTRIBUTED FUNDS. 48 PEOPLE VOLUNTEERED THIS YEAR. HOMES ARE SOLD TO LOCAL LOW-INCOME FAMILIES THAT EARN BETWEEN 30%-60% OF THE AREA MEDIAN INCOME AND FINANCED 100% BY CRHFH. THE COMPLETED HOME IS THEN SOLD TO THE PARTNERING FAMILY AT ITS MARKET VALUE BY PLACING A 20-30 YEAR 0% INTEREST FIRST MORTGAGE AND A SECOND MORTGAGE ON THE HOME TO CAPTURE THE DIFFERENCE BETWEEN ACTUAL COST AND FAIR MARKET VALUE OR OTHER RURAL DEVELOPMENT (RD) FINANCING AVAILABLE. MONTHLY MORTGAGE PAYMENTS COLLECTED BY CRHFH ARE ADDED TO THE DONATION RESOURCES USED FOR BUILDING ADDITIONAL HOMES FOR FAMILIES IN NEED. CRHFH ALSO PREPARES FAMILIES TO BE SUCCESSFUL HOMEOWNERS BY HAVING THEM COMPLETE CLASSES RANGING FROM PERSONAL FINANCE TO HOME MAINTENANCE. 27 FAMILIES HAVE PURCHASED HOMES SINCE 1996. CRHFH IS CONSTANTLY WORKING WITH A BROAD RANGE OF COMMUNITY PARTNERS TO ELIMINATE POVERTY HOUSING AND EDUCATE THE PUBLIC ON AFFORDABLE HOUSING ISSUES. CRHFH UTILIZED ADVOCATES WHO SUPPORT OUR PUBLIC POLICY EFFORT. ADDITIONALLY, CRHFH IS SUPPORTED BY COUNTLESS VOLUNTEERS IN ALL ASPECTS OF OUR MISSION WORK. PRESERVING HOMEOWNERSHIP IS A PROGRAM WHICH ALLOWS EXISTING HOMEOWNERS IN THE COMMUNITY TO REMAIN IN THEIR HOME. CRHFH AND THE HABITAT FAMILY AGREE TO THE PRICE OF THE 1ST AND 2ND MORTGAGE THAT IS MOST AFFORDABLE FOR THE HOUSEHOLD BEFORE GROUND BREAKING. CRHFH MANAGES THE PROJECT BUDGET AND PARTNERS WITH RURAL DEVELOPMENT TO FINANCE THE HOME. AT THE TIME OF CLOSING, THE FAMILY ENTERS INTO A LOW-INTEREST LOAN AGREEMENT TO PAY THE FIRST MORTGAGE TO RURAL DEVELOPMENT OVER 33 YEARS AND A SECOND MORTGAGE TO CRHFH ON THE HOME TO CAPTURE THE DIFFERENCE BETWEEN ACTUAL COST AND FAIR MARKET VALUE. THE FIRST MORTGAGE PAYMENT FROM RURAL DEVELOPMENT ARE ADDED TO THE BUILDING RESOURCES FOR FUTURE HABITAT HOME PROJECTS. CRHFH ALSO PREPARES FAMILIES TO BE SUCCESSFUL HOMEOWNERS BY HAVING THEM COMPLETE CLASSES RANGING FROM PERSONAL FINANCE TO HOME MAINTENANCE. 28 FAMILIES HAVE PURCHASED HOMES SINCE 1996.
