HOUSING COUNSELING AND EDUCATION THE ORGANIZATION'S MISSION IS TO REVITALIZE THE NEIGHBORHOODS IT SERVICES BY PROMOTING HOME OWNERSHIP, HOUSING REHABILITATION, EDUCATION, AND ECONOMIC DEVELOPMENT. THE ORGANIZATION'S SUCCESS IS ATTRIBUTED TO THE PARTNERSHIP SUPPORT THAT INCLUDES LOCAL GOVERNMENTS, NEIGHBORWORKS AMERICA, PINELLAS COUNTY, THE FINANCIAL AND BUSINESS COMMUNITY, AS WELL AS RESIDENTS AND OTHER PARTNERS. THE ORGANIZATION'S ACTIVITIES ARE FUNDED THROUGH CONTRIBUTIONS, GRANTS, AND CONTRACTS. HOMEBUYER EDUCATION CLASSES CLASSES ARE OFFERED AT NO COST TO PROSPECTIVE FIRSTTIME HOMEBUYERS. THE OVERALL OBJECTIVE OF THE CLASS IS TO PROVIDE INFORMATION TO FIRSTTIME HOMEBUYERS ABOUT THE HOMEBUYING PROCESS AND CREATE BETTERINFORMED CONSUMERS AND RESPONSIBLE HOMEOWNERS. FORECLOSURE COUNSELING WE ASSIST HOMEOWNERS IN URGENT NEED OF FORECLOSURE COUNSELING AND SUPPORT BY PROVIDING OUTREACH, EDUCATION, COUNSELING, AND MEDIATION ASSISTANCE. WE ALSO HELP ADDRESS THE UNDERLYING ISSUES THAT KEEP THE HOMEOWNER FROM MAKING TIMELY MONTHLY MORTGAGE PAYMENTS AS AGREED. AFFORDABLE HOUSING DEVELOPMENT TBNHS IS A COMMUNITY HOUSING DEVELOPMENT ORGANIZATION (CHDO) AND IS A DEVELOPER AND PROVIDER OF AFFORDABLE HOUSING. THIS INCLUDES THE ACQUISITION OF VACANT LAND AND/OR PROPERTIES TO BE DEVELOPED, THROUGH NEW CONSTRUCTION OR REHABILITATION, AND SUBSEQUENLY SOLD OR RENTED. THESE DEVELOPED PROPERTIES ARE MADE AVAILABLE TO A MIXED INCOME DEMOGRAPHIC, FROM LOW INCOME TO MARKET RATE, WITH THE VAST MAJORITY GOING TO FAMILIES EARNING BELOW 120% OF THE AREA MEDIAN INCOME. DOWN PAYMENT / CLOSING ASSISTANCE PROGRAMS AND OWNER OCCUPIED REHABILITATION CNHS THROUGH CONTRACTS WITH LOCAL MUNICIPALITIES AND FINANCIAL INSTITUTIONS, TBNHS PROVIDES DOWN PAYMENT AND CLOSING COST ASSISTANCE TO INCOME ELGIBLE APPLICANTS SEEKING HOME OWNERSHIP. IN ADDITION TO MEETING OTHER QUALIFICATIONS, THE APPLICANT MUST ATTEND THE HOME BUYER EDUCATION CLASS AND UNDERGO A COUSELING SESSION WITH ONE OF OUR HUD-CERTIFIED HOUSING COUNSELORS. FROM TIME TO TIME, AND AS FUNDING PERMITS, TBNHS ALSO PROVIDES OWNER OCCUPIED HOMEOWNERS WITH ASSISTANCE TO REHABITATE THEIR HOMES. THE LEVEL OF REHABILITATION VARIES, DEPENDING ON FUNDING AVAILABLE, FROM MINOR REPAIRS, TO A FULL REHABILITATION. OTHER - ON ANY GIVEN YEAR, FUNDING MAY BE MADE AVAILABLE FROM MUNICIPALITIES FOR OTHER PROGRAMS OR SERVICES ADMINISTERED BY TBNHS.
